California Garden Square

If you are a first time Condo buyer for residential use or a realty investor I recommend that you 1st make a research on the developer’s company profile and the Condo’s property management company because if the developer is Empire East - Megaworld Corporation or its subsidiaries and the property is being manages by First Oceanic Property Management Inc then ask the residents. Why? I’ll give you a real example:

California Garden Square developed by Empire East-Megaworld and Managed by First Oceanic Property Management Inc. It is located in Mandaluyong being so makes it attractive to condo buyers & investors. What they don’t know is the way the property is being managed by
Ms. Ayeza A. Bantola the property administrator, Mr. Randy M. Cruz the property engineer and Ms. Jane Balai the Administrative assistant.


1. The Elevators are not inspected by the City Engineers Office; cases of people mostly children traumatized when elevator jammed for 30 minutes while inside.

2. Common areas are not clean, you would normally see dog pooh (manure) or worst step on it.

3. Pool area is slippery; accident is common especially with children.

4. Security is bad; theft and damage to vehicles are common.



Just recently the property administrator is implementing the Biometric security system without any consultation with residents; those who failed to comply will be denied entrance. Would you believe it? Its worst than Martial Law! The administrator’s reason is that they want to improve the security within the compound. Have you tried reading your news paper today? Have you ever seen any adds that says that biometrics can improve security? Well I have read mine and all I can see are biometrics adds that says that its for time keeping purposes only and when I look further I found adds that depicts surveillance cameras as an effective tool against theft. It makes sense cameras not only prevent crimes but it also records crime which can be later on used to apprehend and convict the perpetrators. The residents are against the biometrics because they’re worried about identity theft. They can’t trust the Admin because some residents were already victimized by organized criminals such as Dugo-dugo Gang and surprisingly noticeable is that the information used by these gangs are all in the Information Sheet that they submitted to the Admin when they move-in, such as Telephone numbers, Names & Nicknames of all the persons staying in the unit. The residents tried to call the attention of the management of First Oceanic Property and Empire East - Meagaworld but it seems that they don’t care, what a pity.


Now I understand why unit owners are selling units below 2 Million Pesos for a 52sq meter 2 bedroom unit. Considering that it’s ready for occupancy and the good location. If you think its good investment well think again, the turnover of tenants moving out is high.

We are on the same boat, I am resident of Xavier Hills condo, another project of empire East. for 5 years they allow us to accupy our units without any safety permits, elevators have no operational permits, we have no structual permit, electrical and mechanical permits and fire safety inspection certificate.   2. Its funny coz im paying the rent, Im paying the association dues, but Im the one with no power lol. I want sky cable to watch european football, I cant because these bastards in cgs have an exclusive with destiny. I want a fast internet connection like pldt dsl, I cant because these bastards again have an exclusive with globe. But wait, theres more folks, these criminals now dictate where I can buy my gas as well lol. The people who run cgs are criminals.
